Renovation One-Stop Shop: What are they?
Although building renovation is being popularized, the construction/architectural industry is not fully coordinated for these projects. This leads to the one-stop shop (OSS) to increase efficiency and manage expectations. (Yes, basically a project management firm)
OSS may manage different scopes within the projects but they mainly focuses on meeting energy performance targets and coordinating different industries involved in the process. This allows a centralized management on the renovation while having the expertise on the field to set relevant expectations.
However, with most OSS evaluated on the energy performance of the building and valuation of the project, the profit and metric-driven practice could lead to over-intervention. That includes removing elements that haven't met their lifetime and implement facilities such as MVHR to a building that doesn't necessarily requires it. These over-intervention increases the cost of renovations and increases the relevant carbon footprint to the project. Thus, the practice model should also start to consider sufficiency-based directions.
So far OSS have been implemented primarily in Europe, but the centralized management and the more efficient approach of a one-stop stop for developers is very likely to be useful to other regions.
